This urban village created by StoryBuilt contains 63 new homes including condos, townhomes, and single family units, with retail and commercial space on the ground floor. Amenities include both indoor and outdoor public spaces, co-working space, a dog wash, fitness facilities, and storage space. There are 3 levels of underground parking that are 27,000 SF each.
A post-tensioned concrete podium slab was utilized at the 2nd level with 21,000 SF of retail and office space below. Three levels of 23,000 SF wood-framed residential units sit on top of the podium slab in addition to a resident lounge, grill deck, and three separate green roofs to seamlessly connect the indoor and outdoor spaces. Structures designed long span beams to support the larger openings and balconies that were vital components of the high-end feel of this urban village located in the vibrant South First District.
Structurally, this project was challenging because of the number of material types, transitions, and the variety of shapes and purposes of the interior spaces. Specifically, transitions from underground parking to podium slab to wood framing all required careful attention to the structural design. The limits of wood- frame design were deliberately maximized to allow the use of extensive glass and incorporate as much natural light as possible.
Structures worked closely with StoryBuilt, who acted as both the Architect and General Contractor on this project. The fine-tuned coordination and the highly collaborative approach meant that the team was able to resolve construction issues in the field very quickly.
